Frequently Asked Questions

What equipment is included with the rental?

  • Studios are equipped with chairs, tables, rehearsal blocks, a piano, and mirrors. Exceptions may apply.
  • Wi-Fi access is included in the cost of your rental. Please ask the desk attendant for the login credentials.
  • MP3 and CD players, dance barres, and music stands are available on a first-come, first-served basis.
  • A limited amount of storage is available to renters with ongoing events for small, well-labeled equipment/prop containers. Playwrights Downtown Studios is not responsible for any items left in storage.
  • Printing services are NOT available; however, we are only a half block from FedEx Office.

What are your hours of operation?

We are open from 9am-10pm on Monday-Thursday, 9am-9pm on Fridays and 9am-6pm on weekends.

Do you offer any discounts?

We offer a discounted rate for non-profit organizations, which may be secured with proof of not-for-profit status either as an individual or company; or through an umbrella organization with proof of association. Non-profit rates are for organizations with 501(c)(3) tax-exempt status or individuals or groups with fiscal sponsorship by a non-profit organization.

What is your payment policy?

Payments for each booking must be made in full within 48 hours of booking to be confirmed, unless otherwise arranged in writing with Management. Payments for lockouts and bookings for the Robert Moss theater must be handled directly with Management and are subject to their own contractual policies. Payments must be made in cash or credit card (Visa, MasterCard, or American Express only). Personal checks are not accepted. Payments may be refundable in accordance with the cancellation policy. 

What is your cancellation policy?

Customer must notify Playwrights Downtown Studios in writing of a cancellation at least 48 hours prior to start of booking. If Customer cancels between 24-48 hours before booking start, Customer is obligated to pay 50% of the booking fee. If Customer cancels within 24 hours of booking start, Customer is obligated to pay 100% of booking fee. There are no exceptions for weather.

How do I get there?

Building Directions

There are two entrances to Playwrights Downtown — one located at 440 Lafayette St, and an accessible entrance located at 436 Lafayette St. For additional information on our accessible entrance please email studiorequest@phnyc.org.

When you arrive at either entrance, please ring Playwrights and Associates via the intercom. A Studio Associate will buzz you inside, and unlock the elevator to your floor. If you do not ring the intercom, the associate will be unable to unlock the elevator.

Once you arrive on your floor you’ll find a locked lobby door. Use the intercom there to ring the Studio Associate who will unlock the door for you. Please wait to hear the chime, and do not pull the handle until you hear a sound.

By Subway:
West Side: Take the R or W train, the yellow line, to the 8th Street Station
East Side: Take the #6 train, the green line, to Astor Place Station

By Bus:
M2, M3, or M8 to 8th Street and 4th Avenue
M5 or M6 to 8th Street and Broadway
M15 to 2 nd Avenue and 9th Street
M101 or M102 to 8th Street and Cooper Union

By Car:
Exit the FDR Drive at Houston Street, drive west to Lafayette Street and turn right.
Or, drive down Broadway to 4th Street, turn left on 4th Street and then again on Lafayette Street
