Rental space is available at 440 Studios, located at 440 Lafayette Street, just south of Astor Place, in the heart of Greenwich Village. With 19 rehearsal studios of various sizes on our third and fourth floor including three theatrical spaces, 440 Studios has space to accommodate groups both big and small. We offer one rehearsal studio for rental in our building, in addition to the Peter Jay Sharp Theater (128 or 96 seats) and the Mainstage Theater (198 seats). Conveniently located on 42nd Street between 9th and 10th Avenues, Playwrights Horizons is only a few blocks away from Times Square, many subway lines and the Port Authority bus terminal.

Playwrights Horizons has one studio available for auditions, rehearsals, meetings, and staged readings. Studio hours are typically 10am-10pm, excluding holidays. Please contact us for specific hours and availability. The rehearsal studio rents on an hourly or weekly basis.
South Rehearsal Studio
Dimensions: 41’2” long by 30’8” wide
Non-profit rate: $45/hr, $350/day or $1700/wk
Commercial rate: $55/hr, $400/day or $2000/wk
The studio shares a reception area that comes equipped with a refrigerator, microwave, sink, and casual seating. The South Rehearsal Studio is appropriate for seated readings and equipped with:

Peter Jay Sharp Theater – 128 seats (or 96 seats)
The Peter Jay Sharp Theater is an intimate theater with 128 seats which can be converted to 96 seats to meet AEA showcase contracts. With lobby space, a booth, two dressing rooms equipped with bathrooms and showers, and seasonal sound/lighting packages, the Sharp Theater is suitable for anything from invited readings up to full productions.
$6,750/week – includes Front of House package (House Manager and volunteer ushers,) PH Facilities Supervisor labor package, seasonal sound and lighting equipment packages and service.
$1,200/day - includes PH Facilities Supervisor (up to 8 hours included), House Manager (one 4-hr shift included) and use of lobby.

Mainstage Theater – 198 seats
The beautiful 198-seat Mainstage Theater is a great choice for special events, benefits, staged readings, and full productions. Features include a two-level lobby space, five dressing rooms, wardrobe room, green room, trap room, counterweight fly system, and seasonal sound/lighting packages.
$10,000/week – includes PH Facilities Supervisor, House Manager, seasonal sound and lighting equipment packages and service. (WEEKLY RENTALS IN MAINSTAGE CURRENTLY NOT AVAILABLE.)
$2,000/day – includes PH Facilities Supervisor (up to 8 hours included), House Manager (one 4-hr shift included) and use of lobby.

Long-term rental Info
** This list is intended to be informational and is not all-inclusive. **
Basic package provided, which includes 30 fixtures with cabling and a lighting console. Subject to availability, there may be an additional lighting package available for rental upon request. Renter is responsible for all other fixtures, accessories, color media, hardware, etc.
Basic sound system provided, which includes two speakers, amps, and a sound console. Clear Com system provided, which includes 4 wired headsets/beltpacks and a Stage Manager console with com and paging to the dressing rooms. Renter is responsible for all microphones, additional speakers, playback system (cd player or computer), etc.
A facilities supervisor is required for all time renter is in the space. The FS is included in the rental cost for a limited number of hours specified in the contract. Additional hours above what is included are an extra cost. Once performances begin, the FS operates the light board or sound board and the cost of the person is paid by renter. A fire-guard certified house manager is included for a specified number of shows per week.
Front-Of-House / Ticketing / Concessions
Renter is responsible for arranging ushers to take tickets and seat patrons.
All ticket sales must be handled by Ticket Central. Renter will be required to sign a separate agreement for ticketing service. Concessions may be sold and managed by renter or a third-party company, but PH receives a percentage of gross income. Renter is solely responsible for obtaining a liquor license.
All physical elements used onstage must be flameproof in accordance with FDNY requirements. General janitorial service and utilities are provided. Insurance is required.
